How I Started With Real Estate Investing (And Retired From Being An Employee)

It’s one thing to get interested with real estate investing, but it’s totally another thing to actually go out there and do it, and escape the “rat race”. I’m sure a lot of you are asking if this is really possible, so let me tell you how I started with real estate investing and quit my job later on.

How it all started for me

I remember when my son CJ was born last January 2005, it was the happiest day of my life. But it also made me think long and hard about my family’s future. It’s great to be a Dad, but it obviously comes with greater responsibilities.
Soon after, I decided to accept a long-standing offer from another company for twice my current salary back then, only to realize I was living a such a dangerous life where I had to drive from Makati to Batangas and back almost every other day (that’s 200 kilometers one-way… or 400 kilometers per day!), and then I had to drive home from Makati to Marikina everyday. This wasn’t the I.T. Manager job I signed up for.
So just after just 7 months , I decided to give my 30-day notice to return to my previous job. I took a pay-cut, but at least I get to work in a place that was just 6 kilometers away from home, that’s a 10-minute drive with no traffic.
Even if it sounded like a waste of time, I was still very thankful for the short time I was with another company because that’s where I found the book that started my real estate investing journey…

BSP's June inflation forecast hits upper end of full-year target range

MANILA - Inflation at the close of the first half of this year likely accelerated on costlier food, education and transportation.
Bangko Sentral ng Pilipinas (BSP) Governor Amando Tetangco Jr. said price increases in June may have averaged between 4.1-5 percent, or at the upper end of the central bank’s full-year target range of 3-5 percent.
“The elevated forecasts reflects a combination of – on the upside – increases in prices of certain commodities including rice, tuition fee hikes and provisional fare rate increases,” Tetangco said.
These, however, are expected to be partially tempered by the downward adjustments in electricity rates and a stronger peso, he said.
Despite the higher forecast for last month, Tetangco said the full-year figure would still be “within target,” adding that the BSP is ready for another policy action if the target is threatened.
“That said, we are watchful of domestic factors as well as external developments that could fuel second round effects and fan any financial stability pressures,” he said.
“We will continue to mark developments to see which policy lever would be adjusted, if any is needed, so as to ensure our goals [of] price and financial stability remain within view,” he added.
Last May, inflation hit a 2-and-a-half year high of 4.5 percent, bringing the 5-month average to 4.2 percent, or above the mid-point of the full-year target range.
In its last policy meeting, the Monetary Board hiked its full-year inflation forecasts for this year and in 2015 to 4.4 percent and 3.7 percent, respectively. It kept policy rates, but increased the yield on the central bank's special deposit accounts to temper the expansion of domestic liquidity.

Top 10 fines imposed on banks by the US

NEW YORK - French bank BNP Paribas is expected to pay a record $9 billion fine for years of dealing with US-blacklisted Sudan and Iran, in a case that has strained ties between Paris and Washington. It will be a record US fine of a foreign bank.

Below is a list of the 10 largest fines in US banking history:
  • $25 billion: Wells Fargo, JPMorgan Chase, Citigroup, Bank of America, Ally Financial - In February 2012, the banks collectively agreed to pay this amount -- $20 billion in various forms of relief for home-loan borrowers and $5 billion in penalties and contributions to a cash fund for unfairly foreclosed homes -- to avoid prosecution over abuses.
  • $13 billion: JPMorgan Chase - The bank, Wall Street's former poster child, paid in November 2013 to resolve a series of US and state lawsuits over the sale of toxic mortgage-backed securities.
  • $11.6 billion: Bank of America - One of the rare big US banks whose headquarters is not in New York, the North Carolina-based Bank of America also paid the biggest penalty for the subprime mortgage crisis. In January 2013, BofA paid this fine to settle claims that it sold US government-controlled mortgage finance giant Fannie Mae hundreds of billions of dollars' worth of dud home loans.
  • $9.5 billion: Bank of America - On March 26 this year, the bank, America's second-largest lender in assets, agreed to pay $9.5 billion to settle litigation by the Federal Housing Finance Agency over mortgage securities sold to Fannie Mae and fellow agency Freddie Mac.
  • $8.5 billion: Bank of America - In June 2011 the bank agreed to compensate a group of investors who said they lost money on mortgage-backed securities bought before the financial crisis.
  • $2.6 billion: Credit Suisse - In May 2014 the bank pleaded guilty to helping rich Americans lie to avoid paying taxes.
  • $1.9 billion: HSBC - The British bank agreed to pay up in December 2012 to avoid prosecution for complicity in money laundering.
  • $1.7 billion: JPMorgan Chase - In January the bank agreed to cough up to resolve charges its lax oversight enabled Bernard Madoff to build up the massive Ponzi scheme that bilked investors of billions.
  • $1.5 billion: UBS - In December 2012 the Swiss bank paid out to put an end to legal proceedings linked to the alleged fixing of the inter-bank Libor interest rate.
  • $1.0 billion: Rabobank - The Dutch bank paid just over $1.0 billion in October 2013 also for proceedings over the alleged Libor rate rigging.

Financial Education For Kids Part IV: Summer Activities for 2013

This is actually Part IV of our series on Financial Education for Kids. If you missed the first three, click on these links: Part IPart II, and Part III. Please note that I am by no means an expert on financial education for kids, but I like to read a lot and make notes for my own and my son’s benefit. I am only sharing my thoughts in the hope that at least one person may find them useful as well.
Summer break is here and my son is chillaxing – he doesn’t want to take any kind of summer lessons at all. I remember when I was his age, I always had lessons over summer – baking, ballet, Hawaiian dance, baking , computers, taekwondo, aikido, painting, piano, swimming, advanced math, the whole gamut of lessons! I’m actually glad that he has no set schedule, so we can do stuff spontaneously (and of course, matipid diba!).Mother Child

DOST project beneficiary produces biggest 'ulang'

ILAGAN, Isabela, January 31 (PIA) -- A university professor in this capital town who is a recipient of the “Ulang project” under Small Entrepreneur Technology Upgrading Program (SET UP) of the Department of Science and Technology has produced the biggest ulang or fresh river prawn (Macrobrachium rosenbergii) compared to the same specie produced by Regions 5, 6, 9 and 12, according Director Urduja Tejada.
“The fish farmer-professor identified as Enrico Santos whose farm is located at Barangay Marana here harvested 12 piece per kilo, breaking the existing record harvest of the Bicol region which registered 20 pieces per harvest,” Tejada said.
The project is in collaboration between with DOST and the World Fish Center which provided technical assistance through the latter’s Aquaculture Scientist Hermogenes Tambalque.
“We assisted five other regions in the country and this is the first time we were able to harvest such sizes,” Tambalque said.
Prior to last week’s ceremonial harvest attended by both agencies and other fish farmers in the area, Santos already has a ready market for his produce which he intends to sell at P350 a kilo.
From his 600 square meter pond, he will be able to net an income of P40,000 or a return of investment of 75 percent. He said he will develop another pond for his ulang as a result of such encouraging income which he earned in just four months.
Santos revealed that during the first two months, he spent almost 40 bags of commercial feeds until DOST and World Fish introduced to him the green feeding technology.
As the name suggests, vegetable waste are chopped and blanched as an alternative feeds to the prawns. The technology, Santos admitted, saved him production cost as his commercial feeds dramatically dropped from 40 bags to only 4 bags during the last two months of the operation.
DOST provided Santos with 4,000 pieces of post larvae ulang which he seeded in June.
Tejada expressed hope that with more production at less expense, other fish farmers will likewise venture into ulang culture as alternative to rice and corn production.
“Ulang production can be the best alternative source of income at the same time increase fisheries production at a time when the catch in municipal and marine waters is dwindling,” Director Tejada said.

BUTUAN CITY, June 11 (PIA)  A total of 16 On-the-Job Trainees (OJTs) from Caraga Region have benefited the recent training provided by Technical Education and Skills Development Authority (TESDA)-Surigao del Norte and Hinatuan Mining Corporation (HMC).

This joint undertaking of TESDA and HMC supports the Public-Private Partnership (PPP) of the Aquino Administration to provide human development, leading to economic development of the region, thus, supporting the policies and ideas embodied in the Philippine Development Plan (PDP).

PIA | Rizal’s SMEs get boost with trade and tourism fair



ANTIPOLO CITY, Rizal, June 9 (PIA) --Small and medium enterprises in the province will get a big boost as Trade and Tourism Fair takes part as one of the highlights of activities during the celebration of the 113th Founding Anniversary of Rizal.

More than 50 SMEs all over the province will showcase their original products such as foot wears, accessories, bags, handicrafts, dairy products, fruits and vegetables and food produce from June 6-15. The affair is seen to enliven the month-long celebrations of the province and hopes to attract more foreign and local tourists as the merchandizes being sold are all quality and pocket-friendly. Aside from the SMEs, all local government units (LGUs) will also showcase their places, products and services as part of the tourism drive dubbed as “Pasyal sa Rizal, Sining, Kultura at Turismo”.

In a statement, Gov. Nini Ynares underscores the economic value of SMEs in the welfare of the province. She reiterated that the provincial government is doing its best to put forward efforts in helping and strengthening the SMEs.

PIA | Valenzuela Rep. urges TESDA to partner with LGUs for possible programs for the homeless.

VALENZUELA CITY, June 12 (PIA)—Valenzuela Congress Sherwin Gatchalian urged the Technical Education and Skills Development Authority (TESDA) to look into partnering with local government units for possible programs for the homeless.

“I hope the TESDA can coordinate with LGUs to create training programs for the homeless to prepare them for employment. The best gift you can give to the marginalized is not food but livelihood so they can be independent and productive citizens,” Gatchalian, a majority member for the House committee on local government said.

“Begging in the streets is a reflection of the government’s negligence to address social needs,” Gatchalian added.

“The homeless as well as children in conflict with the law should have somewhere to go for their needs. The government has the power and resources to give people an alternative to begging and street dwelling, which is to provide for basic necessities such as food and clothing, and eventually, training and permanent jobs,”Gatchalian said.

Presidential Decree No. 1563 mandates LGUs to build homes and other facilities for mendicants.
